Having worked on student property for over 10 years, we tend to have information on the majority of larger student developments. We’re also regular visitors to the developments themselves, and will always try to take photographs and video’s whenever we visit to ensure our marketing materials are up to date.
As with all tenanted properties, we have to respect the tenants rights and as such we will always provide at least 24 hours notice before requesting access to the property. We will arrange this beforehand with the relevant management company.
It’s worth noting that a large number of our investors do not require to view the property, as they see it as a hands free, managed investment. If they do want to see the property before purchasing, we will again arrange this with the relevant management company beforehand.
We would normally ask that you provide any information you have which is relevant to the property itself. This would normally include floorplans, tenancy details, previous history etc.
As mentioned above, it is common that we already have a good history of the development, however it always helps to have additional information to ensure we can provide the new investor with a complete, and transparent picture of the property as an investment.
Once we have received an acceptable offer from an investor, we would normally expect the sales process to take 10-12 weeks to reach completion.
Once you have accepted an offer on your property, you will be expected to appoint a solicitor to act on your behalf. We work with a small panel of solicitors who specialise in student properties, and we would be delighted to make an introduction on your behalf.
As well as your designated solicitor, you will also benefit from the services of our in-house sales progression team, who will work with you throughout the sale to ensure a smooth process through to successful completion.
We charge £2,995.00 plus VAT to sell a student property. All new sales listings are subject to a non-refundable £150.00 plus VAT listing fee (this is to be paid in advance of the property being marketed). However, if a successful reservation is achieved on the property within the initial two month contract period, then the listing fee will be refunded in full on successful completion of sale.
